City Planning to Hear Lincoln Apartments 28 May at 8:30 AM

The City Planning Commission will hear Lincoln Apartments Thursday, May 28,  at 8:30 am. The Commission will hear public testimony and will be the final vote on the project.

“There are over 1,000 opposition letters from Venice residents and stakeholders! ” according to Venice Neighbors blog.  “The City Planning Commission report ignores this fact and states there are only 300 opposition letters.  They are also recommending that the commission approve the project, while ignoring the documented safety issues our neighborhood has had with Safe Place for Youth and Venice Community Housing. ”

Crime Report: 2 more people on Garfield Avenue had their cars broken into last week – one person had their car broken into twice within a week.

City Hosts Information Displays and Answers Questions Regarding Proposed PSH Ordinance

City hosted an information display/question & answer meet at the Gateway Apartments, 13368 Beach Ave, Tuesday night. In front of each display was someone who was available to answer questions regarding the proposed PSHO Ord .

LAMC 85.02 “Sleep-in Vehicle” Maps Have Changed

Council office reported that maps governing enforcement of LAMC 85.02 have been updated by City Planning and the City Attorney and referred the reader to City website. The map for Venice was not there; Council office supplied the versions shown for both complete Pacific Division and Venice.

Taylor Bazley, Venice deputy, wants it to be known that these changes to the map are errors being caught.

Kip Pardue has printed the map and is pasting it on dwellers windows with a few words. He says it is illegal to sleep overnight in area per LAMC 85.02. LAPD has been notified. Please move to green areas where vehicular dwelling is permitted.

Owner wants to remodel and add to an existing one-story 948 square foot single-family dwelling and 198 square foot detached garage, to create a two-story 28-foot tall 2,482 square foot single-family dwelling with attached 356 square foot garage. Owner wants a 0-foot rear yard in lieu of the 15-foot rear yard required.

Owner wants to demolish demolition an existing single-family dwelling/accessory structure, and construct a new, 2-story, 29 feet 6 inches in height, single-family dwelling with 3,857 square-foot living area, with a total 998-square-foot balconies/deck and an attached 422 square-foot garage, on a 4,300 square-foot lot in the R1-1-O Zone.

13700 Marina Point Drive will be heard 9 am, 1 September at West Los Angeles Municipal Building, 1645 Corinth Ave., LA 90025.

TelePacific Communicatons wants to install and operate an unmanned wireless telecommunications facility consisting of five (5) microwave dishes and nine (9) panel antennas, with two (2) equipment cabinets, all atop an existing 254- foot tall residential building, with a 10-foot screening structure;

TelePacific Communications also wants the wireless telecommunications facility to allow a maximum height of 264 feet above street level in lieu of the maximum 61 feet as otherwise permitted in the Oxford Triangle Specific Plan (OTSP)within the C4(OX)-2D Zone. This area is zoned C4-OX which has a separate height requirement than mentioned in the OTSP.

Owner wants a change  of use for 24,051 square feet of existing warehouse to office use, add 7,926 square feet of office use, and renovate  86,644 square feet of existing office use.  Owner also wants a Conditional Use Permit  to permit deviations from commercial corner establishment/mini-shopping center requirements by allowing 25% building transparency in lieu of 50% transparency as required. Owner also wants to allow on-site tandem parking otherwise not permitted and a waiver to install a 5-foot wide landscape buffer along the northern property line.

Public Hearing for Short-Term Rentals, 21 May

Public hearing for the draft Short-Term Rental ordinance that was released by the Planning Department 15 April will be held 10 am, 21 May at Ronald F. Deaton Auditorium, 100 W 1st Street, Los Angeles, CA 90012.

Note that the public refers to the ordinance as the “Short-Term Rental” ordinance while the Los Angeles City Planning Department refers to it as the “Home-Sharing” Ordinance (CF 16-1435-S2) that addresses the short-term rentals in Los Angeles.

After the hearing, the ordinance will be considered by the City Planning Commission, likely at 8:30 am, 23 June meeting in the Van Nuys City Hall, 6262 Van Nuys Blvd, 91401, according to Tricia Keane, planning director for Councilman Mike Bonin.

“There will be further notice for that meeting, and there will be a staff report made available two weeks prior to the meeting,” Keane wrote.
