Developers and Architects Show Interest in the Future Development of the Venice Metro Lot

(3 August 2019) Approximately 100 potential project proposers and a few locals gathered at Google Venice 1 August for a presentation by the Los Angeles County Metro Joint Development Department. The purpose was to provide project information prior to their issuance of the Request for Information and Qualifications (RFIQ) scheduled for this month for Venice Metro Lot on Sunset between Pacific Ave and Main St.

The Joint Development goals for this project are: 1) support community’s vision for the area 2) ensure high quality architecture and urban design 3) encourage housing for diverse income levels 4) increase transit ridership and improve patron experience and 5) generate revenue to reinvest in the transit system.

The projected developer selection timeline is: issuance of the RFIQ is expected in late summer; submission due date in fall 2019; the Request for Proposal (RFP) release in the winter of 2020, developer presentations in spring 2020, developer selection and Exclusive Negotiation Agreement (ENA) in summer 2020.

When asked if there would be any community transparency during the process, the presenter said there might be a period between their receipt of the submitted proposals and their selection where the community could be informed of the proposals. Apparently, during the whole selection process there is very little allowable time for information release to the public.
