Owner wants the continued use of an existing 5-foot rear yard in lieu of the 15- foot rear yard otherwise required by Section 12.09-C,3 in conjunction with the construction of a bridge 11 feet 2-inches above the ground to connect an existing single-family residence to an existing detached garage/accessory building to create one attached building, located on a 5,400 square-foot lot in the R2-1 Zone.

Owner wants a Coastal Development Permit for the demolition of two existing residential buildings containing a total of nine dwelling units, and the construction of a new 35-foot tall, 2,691 square-foot restaurant on the ground- floor with two residential units above totaling 8,456 square feet, located within the dual-jurisdiction area of the Coastal Zone; and a Conditional Use to permit the dispensing of a full line of alcoholic beverages for on-site consumption in conjunction with the 100-seat restaurant that will have operating hours between 8 am to 1 am Friday and Saturday and 8 am to 12 midnight Sunday through Thursday.
